What recent guests emphasize

Balanced stays in a unique setting

Visitors often highlight comfortable, spacious rooms and attentive staff, alongside a well-maintained property with ample amenities. However, mixed reviews point to dated interiors and a challenging location, partly due to the hotel's integration with a homelessness support program.

Guests often praise

  • Spacious, comfortable rooms with useful in-room amenities like microwaves and refrigerators
  • Friendly and accommodating staff praised for helpful and respectful service
  • Well-kept, attractive grounds including a large pool and golf course nearby
  • Reasonably priced accommodations offering value for the area
  • Supportive environment with programs assisting homeless individuals that guests respect

Worth knowing

  • Some rooms show signs of aging and could benefit from upgrades
  • Presence of a homeless shelter program on site may influence the atmosphere; guest and shelter areas are separate
  • Location is in a less desirable part of Mesa and might not suit all travelers
  • Occasional noise disturbances reported from other guests
  • Not all standard amenities like airport shuttle or fitness center are available

Best for

  • Travelers seeking budget-friendly lodging with spacious rooms and basic comforts
  • Visitors who appreciate outdoor amenities like gardens, BBQ grills, and nearby nature parks
  • Guests looking for a family-friendly environment with pet-friendly options
  • Those interested in supporting or learning about local social programs
  • Business travelers wanting accessible rooms with free parking and Wi-Fi

I have stayed here multiple times within the past year or 2. I have never had any issues with a room, never had a bad experience with a staff member. My stays have always been the best. The staff up front are always amazing when accommodating me as well as maid service! Thank you yall! Photos attached of my basic king size suite.

This location has a service to help homeless people get a path to their own homes or apartments. They have helped my friend & her 2 dogs getb3 months shelter. She has a large 1 bedroom with a balcony & can cook her food there too. I am so happy they helped my friend get thru the summer heat.

Rooms are dated but large and comfortable! Looks like they are upgrading areas. The pool area is gorgeous and we love the terrace! Price was beyond reasonable and the staff were very kind. Beds are comfortable, and it's a family friendly environment. Plus you can get a hot breakfast, which is included.

This place is a homeless shelter, if you are interested you will have to get in contact with a park ranger or on duty for a referral to CBI. When accepted you will be in a "dusk to dawn" program, which entails a minimum 2 week stay in a male room= 15 people to 1 room Female room = 4. After your 2 weeks depending on many factors you may get your own room with tv/fridge/microwave for an additional 3 months. On to the actual review, thank you CBI for giving me a chance to turn my life around. They can help you as well but the place is what you make it. If you are messing around and not helping yourself they won't even bother you and let you do your thing. If you are ready to turn your life around, there's many resources that can help you get your own place, that includes actual funding to help you move into one. One final note: If you are homeless and cannot make it into here there are other options. Apply on the A New Leaf website and they will contact you shortly with placement when available. TLC (For men, southern location) will take you in immediately on a promise to pay (no money needed) East Valley Addiction Recovery Center (EVARC) will also take you in immediately. Stay safe out there guys

⭐⭐⭐⭐⭐ CBI Windermere Off the Streets Homeless Program I can’t say enough good things about the CBI Windermere Off the Streets Homeless Program. My experience with them has been nothing short of life-changing. From the moment I reached out, they were there with open arms, ready to listen, help, and offer real solutions. Being in a situation where you don’t have a home is incredibly stressful, both physically and emotionally. It's easy to feel lost or like you’re falling through the cracks, but this program showed me that I wasn’t alone and that there was hope. The staff at CBI Windermere is nothing short of amazing. They’re not just going through the motions – they genuinely care about the people they help. Whether it’s through providing immediate shelter, offering food and clothing, or just taking the time to listen to your story, they’re there for you every step of the way. What really stood out to me is the way they treat everyone with dignity and respect. It didn’t matter what my situation was, they never made me feel less than or judged. Beyond the basic necessities, this program really focuses on helping you rebuild your life. They offer resources to help you find work, get the documentation you need, and even provide guidance on how to move toward permanent housing. It’s not just about getting you off the streets for the night; they truly want to see you succeed in the long run. They provided me with the tools I needed to regain control of my situation and my future, which was incredibly empowering. I also appreciate how organized and well-run the program is. Every time I had a question or needed support, they were quick to respond and offer solutions. You can tell they take what they do seriously, and they’re committed to making a real difference in the community. If anyone is struggling with homelessness or knows someone who is, I can’t recommend CBI Windermere enough. This program isn’t just about offering a helping hand; it’s about changing lives and giving people the second chance they deserve. I’m forever grateful to them for their support and for helping me get back on my feet. Thank you, CBI Windermere, for all you do!

This is an okay motel, but the location is awful. It's in a not-so-great part of Mesa that I tend to steer clear of. It's a nice‐ish motel for the area, & it's great that they have programs that help the homeless have a place to stay (that is in a separate area from where guests stay, & I've never experienced any issues or anything with that, so I wouldn't let that be something that deters you from staying here), it's just the location isn't great. The rooms are much nicer than I expected though, & the staff are great & very helpful. There seems to always be a cop posted up in their parking lot, which isn't great, but if you are okay with the location &/or plan to stay indoors mostly or plan to have a place just to drop your bags & don't plan to spend any real time in the room other than to shower & sleep, then this could be the perfect room for you!

Really beautiful hotel. They have expansive grounds that are well kept up, a large sparkling pool, and golf courses in the back. The rooms themselves are nice and roomy. They have all the amenities one would normally expect (microwave, micro fridge, ironing board, coffee machine) Personally they upgraded me to a two bed room at no extra cost. Honestly it was a bit too much room for just one person! I was amazed by the extremely large private balcony I had access to that overlooked the entire courtyard. I could see no bugs in the place, everything was in good, clean, and working order. Honestly the people who give this place negative reviews really need to either lower their standards, or pony up the extra cash and check into something like the Hilton! This hotel for me was the same price as like the Knights Inn, but it is a thousand and one times nicer than it! Definitely recommend booking online rather than in person! You'll easily get a discounted rate.

Room was big, hard floors, refrigerator, microwave, blowdryer, iron, roaches, large tub that was great. People upstairs woke me up a few times. Slept OK only seen a couple roaches. the huge tub was great. For the money $80 $50 returnable. Double queen beds I'd recommend this place. Last time I got a room here came with its own pet. A cool cat all black it left on its own ofter I left door open.
